Does anyone know if they are still in business? I used them in October but now when I try and go to their site it doesn’t load.

I purchased a monitoring device that goes on the meter. I now know it is intentional but not sure which tenant.

Has anyone dealt with this kind of problem before and any ideas on how to solve it?

I’m not sure submetering is the best route as no building in the area submeters water.

So I went over to inspect everything and couldn’t find anything to cause the usage to go up 120,000 gallons over the previous month.

Has anyone used any type of monitoring device?

This isn’t the first time there has been a large increase. A couple months ago the bill doubled and I checked everything and it dropped back down the following month. That’s why I believe it is being done on purpose.

I believe someone is intentionally increasing water usage and running up the bill. Has anyone had a similar situation and how did you handle it. It’s a 9 unit building so proving who it is would be difficult.

Wesley W. I have a mold clause in mine which stats at the first sign of mold they need to contact. I can charge the tenant for the repairs however I don’t think they can pay.

I inherited a recluse tenant when I bought a property. I’ve seen him and talked to him once and that was on inspection day. I recently went in the unit a discovered water from shower head sprays all over walls and ceiling when on. It’s been like that for awhile apparently because ceiling is cracked and has mold all over it and the walls. Tenant has never said a word about it

Nick, It always good to ask for 2 years tax returns as well as copies of last couple months utility bills. You can look at the county auditors website to find out the amount for property taxes. For income ask to provide a current rent roll. If laundry is on site find out if that is something that is contracted out.

Hamilton county does reassessments every 3 years and 2017 is a reassessment year. Chances are seller already got a letter stating property value was going up and he's trying to get out before they are reflected online.

Ok let's say during an inspection things are damaged or the place is trashed. How would you handle that?
