I offered WELL over asking and I presented the difference to them if they accepted my offer vs a full price offer and it's clear that it would benefit the seller as well.

In all cases, the sellers told me that they would have accepted my offer if they didn't need the money ASAP. 


 would You mind shooting over your template for me ? inn currently attempting to get seller financing as well however most of them want to just gift me the money to go to the bank, as previously stated the bank wants MY money. Not the sellers downpayment gift

Good evening, 

I own a few multifamily and am looking to move into the commercial space. However Im looking for either an investor that i can pick their brain to work a deal or someone who has seller financed before and had it work out for them.

I would really appreciate it as I have no idea. If not, thank you for even thinking about it. I'm not sure how far the trial and error approach will get but it beats not trying at all lol.


 I sent you a DM but I also am switching to a multifamily viewpoint as far as investing and moving up to commercial eventually. 

One guy could buy and sell to the other, Dual application and then you own them together. Or some states will let you sell each side as a townhome/cond but it would have to be reparcled. Best bet in my opinion would be one person buy it and put it in a trust that states each person owns each side.
