Commercial Investing Mentor Wanted/Needed

Good afternoon everyone. It's been awhile since I've been here. Anyway, I'll get right to it. After giving residential wholesaling a pretty good shot in my area, Colorado Springs, I wanted to go in another direction. There are a lot of wholesalers here and most of the rejection I got was due to the homeowner being bombarded with inquiries about potentially selling. I stumbled upon some YouTube videos on multifamily and other commercial investing and realized that's the niche that moved me the most. Long story short, I've watched hours of videos and understand the majority of them but I still think working with a mentor would be the best option. The problem is, obviously the ones who create those videos want thousands of dollars up front for their services plus percentages of future profits. That's not something I can, nor want to do as I feel that it should be pay up front or agree to a percentage of future profits. With that being said, can anyone recommend a way to find and select a good mentor if you don't know anyone in the industry and aren't in a position to pay 10k-20k? I would really appreciate it as I have no idea. If not, thank you for even thinking about it. I'm not sure how far the trial and error approach will get but it beats not trying at all lol.
