yeah really depends on the overall style of the house.  I would look at a lot of pics and choose the best style you like or even better yet that goes with the area and house.

8/3/14-8/9/14

We ended up 5 houses last week which was awesome!  All 5 from wholesalers.  3 from the same person.  It was actually from a wholesaler that we did REALLY good on a deal earlier this year so I sent him and his wife on a trip to Hawaii and when he got back he had 3 deals ready for us to buy :-)  Great lesson on abundance, and how taking care of and thinking about the people who help you can continue to pay off :-)  

Then one of them was actually from a post about a house that was posted on my newsfeed (and other locations) in facebook.  Honestly I usually disregard posts like this and view them as more like spam or deals that aren't really worth wasting time on, but in this case I knew the person and posted back "Hey why don't you just contact us directly" and that night while I was at the beach with my family he did.  It was a home that they purchased as a rental and just had too many other projects going on so they were going to sell it.  The next day he sent the info, and we committed to it within 30 minutes, so sometimes you just never know where a deal might come from.  

60 down.  40 to 100 and 90 to 150.  At this point I'll be happy with anything over 100, but we did have a good week last week so that is promising :-)

You bet! That's what it is all about! I just didn't want you to turn away deals at 70% ARV minus repairs bc you thought there were "too thin" :-) Keep it up. You are already 90% of the way there. Most people never even get to the point of making an offer so good for you!

It is hard for me to explain exactly what could have happened bc I am not in your market but I do coach and network with people all over the country and for the most part if you can get a house for 70% ARV minus repairs you can make money. My assumption is in this case you have a 2 on 1 with occupants which is #1 hard to evaluate and #2 can be harder to flip. Personally unless I know I really have some good margin I will stay clear of multi unit properties when flipping. Just harder to get the solid data and a lot more to deal with. IE 2 properties with 2 potential tenants etc. and usually a smaller buyers pool.

Once again if you are able to get properties under contract for 60% ARV minus repairs then I think that is fantastic! In fact I will hop on a plane and go out there and open up shop and buy them myself (I am not kidding either) but I would imagine that if you had these same #'s on an SFR and had some serious rehabbers they would get snagged up pretty quickly! Depending on what you are looking for you may want to consider the Antelope Valley.  Still in your county but lower price points and thus still overall decent returns.

That's great Rick!  It is all about taking that action.  There will be a lot you will learn but until you take those first steps you will never really learn those things that can only be learned from hands on experience.  Nice job and good luck on your journey!

I will and do buy 2 bd room houses all day long as long as their is a market for them. Just check the days on market and make sure there are buyers. I would treat it just like I would a high end home, a home out in the sticks or anything else. If I think there is a longer DOM I would adjust to try and get a better ROI

IE what did you get them for? what were you asking? what was the ARV, repairs etc.
