I'm looking at buying a duplex in Old Brooklyn.  From what I've read, the house looks like its in a decent area south of I-71.  What are general opinions of the neighborhood?  How do the schools, crime rates, etc compare with the rest of the city?  Are there any areas that should be avoided?  What are the market trends in the area?  Any help would be greatly appreciated.

I went with IIP when I got my duplex.  That one was already tenanted.  I'm going with them again for the four-plex I'm buying because I already have them vetted.  So far, I have not had any problems, but they are hard to get ahold of.

I'm going with NREIG for the 4-plex I'm closing on.

Does anyone have experience with Lending Duty Association?  They offered me a buy and hold loan at 4% interest for 30 years with $1880 as a "Cost of Registration."  They said the cost of registration was so they can proceed in preparing the loan.  Does this sound legit?

I need funding for a duplex in Cleveland, OH with a total purchase and rehab cost of $65K. Does anyone know a lender who would lend on something like this?  My plan is for the renovation to last 6 months refinance the property and keep it as a rental.  Any help is most appreciated.
