I was thinking they might be refinancing.

Either way… op should get in touch with the pm or owner, express their interest and see if an agreement can be made in my opinion.

I misrepresented myself: I’m in the “get long term fixed low interest rate loans to get properties, making sure there’s good cashflow and a nice cash on cash return percentage” group. ;)

Cash out Refi into a 30yr fixed and buy another one- then do it again once you have another down payment plus closing costs saved up.

I’m in the “max leverage and keep buying til you obtain your freedom number in cashflow crowd.”

How would you all handle this? What would you charge and how did you arrive at that number?

Tenants moved into an updated apartment with new appliances. Kitchens are my selling point and my cover photo for my listings.

Tenant moved out after 2 years: 2 year old fridge ($750 new) door has 1-2 dozen dents in the door. New door is $375 plus looks like an event to install it (not sure a new door comes with that gasket and many pieces.

It looks bad and I’m pretty mad about it. Bothered to the point that I’ll probably get a new door or fridge before the new tenants move out or be prepared to get one if they request it.

2nd on the sewer scope. Potential to spot a 20k issue for 200$.

I see the inspection as the second chance to haggle.

I see things when I tour rentals, but typically submit my offer without a list of noticed deficiencies (Let me know if this is a dumb move).then the inspector looks around, we highlight the biggest ticket items and ask for repairs or some money back. Typically covers the inspector cost plus a few more hundred.

I also hate going in attics. They give me the creeps.
