I’d pull the money out now while the value is high and rate low. A rise in interest rates could hurt your cashflow. I also like to have the money and then focus more on my shopping/deal analyzing. If you are one of those thinking values will drop at some point (I’m not), get cash heavy.

If your Property managers went awol, are the tenants still getting evicted? Are you involved in the eviction?

Also above I assumed you have a key. If not lockbox or locksmith to get in with the tenants key or no key.

Are both sets disgruntled or just the evicted party?

For the evicted party, around here (minneapolis mn) we have the sheriffs office (for a fee) perform the eviction/removal.

The time we evicted a tenant. Showed up with police and no one was home/mostly moved Out with belongings and trash left.

We changed the locks, police left, texted the tenants saying if you want any more of this stuff, arrange a single time with me before x date (1 month store of belongings required) to pick it up. Never heard back.

Phone calls are pretty chill asking their plan. I rekey anyways, so don’t need their keys back or need to meet them in person. Stick a lock box on the property for them to place keys in has worked for me before.

Good will has been a bit picky in my area lately. Makes it less worth my time to try.

Dumpster, curb, Facebook list a couple things that might be worth selling, but selling can be a waste of time.

Burn pit depending on the area for paper/shred and yard clean up.

Is a smf a small multi family? If you can get approved for the loan, I’d ditch your condo and make the jump. The lender will likely factor at least partial rents of the other units into the underwriting, so that should help.

I also don’t care for condos and hoas though, so take my bias into account.

I would want the rents. If you cash out refi it when done you can have the rents and close to the cash buy out tax free.

Pictures of the bottom stains as stated amd cut a sample to keep in a ziplock in event it’s needed for court.

Bust out the ozone machine and oil based primer.
