I'm looking to flip or BRRRR a property that has an above garage living space. I know for assessed value having it as an ADU will add value, can anyone speak from the experience on the permitting cost and time involved?

When buying a flip/BRRRR with hard money do you typically use an agent? Do they get paid out by the seller or you?

@Debra Mazzone you may have heard wrong. A majority of fees are the initial filing with yearly filing for earning. This article should help depending on your state https://www.upcounsel.com/annual-llc-fees-by-state

@Kirsten Fritze I would definitely say pay off the debts then use the rest to invest. Even after that you have a good amount on a down payment. I’m not sure which market you’re looking to invest but you definitely will have enough for a great down payment on your next property!

@Sandra Rubio Have you considered house hacking? Buying a duplex and renting out the other side? It’s a great idea for expensive areas such as Miami, and after a year or so, you can likely move out and have that duplex and get that cash flow monthly!
