Who has experience investing/house hacking in Kansas City, Missouri?? Found a potential deal but concerned about the crime in the area being a problem. Anyone have any experience in this area??

There are a lot of different areas in Kansas City Missouri and I highly suggest checking out the zip code maps that people have.

Some things to consider as you visit areas:

- If you see a lot of vacant lots and run down houses, you will need to be aware that new items like furnaces, ACs, Kitchens baths, etc or even old ones that are in good shape tend to disappear in the middle of rehab or when the home is vacant.

- On more than one occasion I have seen homes that were updated and between tenants get ripped and stripped of all the copper and for $30 worth of metal, the thieves caused $10,000 worth of damage.

You will find that in better areas, this does not happen as much, but it still happens.  But the houses cost a bit more.  But there is less vandalism when every lot is built upon and all the houses are occupied.

Multi-Family, may not cause quite the same issues, especially if the property is mostly rented, but in the areas where the crime is high, the rents will be lower and there will be more turnover.
