It has been great so far. I'm fortunate someone shared AdvoCare with me so I can make a significant side income to dump into real estate! Glad we got connected on here, can't wait to see the big things you do!

Don't let the taxes scare you away...what are the rents on it? Feel free to checkout my story in my profile. The taxes on my first 4 unit were 4500....the question is....does it cashflow at the current rents?

The only advice I can give on this is when I have taken picutres of one of my rental units while a neat, tenant who has good looking furniture in there, and I post it for rent, I get a much higher rate of inquiry and can actually raise the rent. @Matt Smith, if i were in your shoes I would do it!

@Dan Simpson, you can get a 4 unit for that same price.  Look for one. That is my recommendation. Everything under a 2 unit is not as worth it nor as efficient. Just my opinion. Be great!

@Patrick Soukup, I bought a four unit that needed help. Poorly managed. You can see entire story on my profile. But the seller held most of hte downpayment and I only had to put down $5,000. It has only been 1.5 years and have already made my money back and a few times over.

That's a good way to look at it, and it probably wouldn't be difficult to own the entire city of Milton haha. You're not too far from me, awesome!

My 2 four units are in the neighboring town. Haven't pursued anything too hard in Milton - haha but yes, not too many units there! Looking in Madison area curently.
