Financing Rental property

I have a question about financing rental property? My other three properties have all been bought with cash, and I am nervous about taking out a lot for a rental property. I have 20% down, possibly more just avoiding the PMI. What are some of you guys takes on financing rental property the property rents for about $750-$800 a month and the payments are looking to be around $300 give or take a little?
