I would recommend larger batch sizes, especially in a new area (as in you haven't sent direct mail there yet). Automate it fully.

As far as marketing, make sure you have an intake form on your site, build your credibility, work on your back end systems and processes and make sure you're ready to scale.

Why even involve the agent? You can use direct mail and do it yourself. Or try another one and pit them against each other to see who works for you.

Seller - direct mail.

Buyer - FB, buyer's list, Craigslist. I found THIS article and have been incorporating some of it and it has brought me buyers.

I do check-ins 2-3 times a week as a team that are to talk about any work items if we have any but more to get that interaction in. I'll do team bonding every other month or so where we get on video and play some kind of game - the JackBox gamers are our favorite.

For accountability, mostly trackers. Define both daily goals and larger goals. Track performance based on those goals (you can have your employees create and update trackers so no extra work on you). It's fun to involve employees in this goal setting. I also like to incentivize goals in some way. Just makes it fun.

Go off MLS. Direct mail using CoreLogic or DataTree for quality. Your time is more valuable than driving for dollars allows and by the time something hits the MLS it's too late.

Why not just do direct mail? Pull a list of leads.

Send them a direct offer.

Use direct mail and pull a list from CoreLogic or DataTree.
