Podcast episode recos for closing off-market deals?

Hi BP,

i have my second direct mail campaign going out this week and I want to be able to follow through when I get responses. I had a good response rate last time, but did not pursue any leads (partially for lack of knowledge).

Are there any podcast episodes or other resources that would be good to listen to learn practical steps for closing an off-market deal?

I want to know about the best ways to inspect the property/minimize risk, how to handle the seller on the phone, and most importantly once a deal is agreed to by both parties, what do I do from there (best place to get a purchase and sale agreement, can I go directly to a title company, what else do I need to know?).

I have general ideas about the above, but would love to hear it in a structured presentation if that exists. Iam hoping to BRRR some older SFH homes in a pretty remote coastal community in California.

Any advice would be much appreciated!
