@Anibal Mijangos I used Carrot for one year, took one of their classes and worked hard on the site using the resources they provided. I got one lead the entire time and cut ties. Probably not their fault, looking back I think If I stuck with it I would have had more success.

Just make sure to check the state law and consult an attorney. I also live in Vermont and it is one of the most tenant friendly states in the country. What part of Vermont are you in @Sarah White?

I’m looking at using Navy Federal(I’m a member) for a single family property I’ve been eying in Vermont. It would be a primary residence for a year or so. Does anyone have a rockstar mortgage contact over there?

Just check the airbnb regs in whatever city you key in on. They have been getting super strict around the Somerville, Cambridge, and Boston area. 

Hello everyone,

I've been looking at a piece of land that is just over 3 acres to put some multi tenant industrial/contractor bays here in Massachusetts. Generally, I'm looking at about 1,250 sq ft per units but may configure some smaller/larger ones. Zoning allows for most uses. I know there are many variables, but I am curious if anyone has done these in Massachusetts or in the Northeast and what was the cost per sq ft to complete including the slab but excluding land costs and site work. Just the cost of the building completed from the ground up? I've reached out to a few metal building contractors but am still awaiting a ballpark.


Something similar to below. Thanks for any insight, we own several residential/commercial properties but nothing like this yet.

Propstream is good, you can shortcut this a bit and go on fiverr and get skip traced propstream leads for roughly 8-10 cents each. I've had luck stacking distressors (absentee and in pre-foreclosure or absentee and a lien). All depends how targeted you want to be.

Check out John Martinez on youtube or Midwestrevenuegroup. He has a ton of free content, and if you search you will find some of his scripts But honestly you can put together your own by just watching his youtube channel.

What is the end game? How much do you need to retire....I think the answer to that will start guiding you in the direction that you should head and then back into how many units you need to have to do that. There are lots of investors who have retired nicely off 2-3 unit building portfolios. Not my style and sounds like not yours either. Sounds like we both like the bigger stuff!

Does that 5 unit across two buildings happen to be green 😜 in a city that begins with W? If it were me, I’d house hack the three unit with a low down payment loan and find a partner to take down the 14 unit. Then you get the best of all worlds.Tell everyone what you’re doing, money finds you(especially when the returns are good). We have partners on a couple deals which has allowed us to start to scale. I still think the heloc provides a bunch of flexibility and would be the direction that I would head.

Hi Andrew,

Congrats! You have set the table nicely for yourself. I invest both in central Massachusetts and around Boston and have adopted the philosophy of taking what the market gives you. People have been waiting 5 years for the near key to “correct”. Rates are low and there is not enough housing, I don’t think you’re gonna see some bubble burst. Also, don’t listen to the negativity, there are deals to be had. I have an 8 unit under agreement right now in Central mass at a 9 cap. Start networking and making relationships, my last 6 deals have all been “off market”.

I would suggest pulling out a heloc, that way you only pay for what you use. If your Brrrr, you can then replenish the heloc and repeat the process.
