Hello I’m looking to purchase a home that’s a great deal but I’m worried that I don’t have enough capital to do the rehab. What are the qualifications to use hard money? How long does it take to receive the money? Do they go off credit scores? How long do I have to pay them back?

Hello my name is Justin Reyes and I’m 30 years old. I been working for a company for only 3 years and have about $30k vested in my 401k. I want to take it out and buy my first property to possibly hack or 1031 exchange. I know it’s risky because I don’t have a lot of experience or don’t have anyone to teach me tricks besides listening to Bigger pockets podcast but I’m willing to take that risk. I have a good paying job also that can help with the process. I just want to one day create passive income and be able to spend more time with my new daughter. Does anyone have advice for me?

Hello my name is Justin Reyes and I live in Milwaukee Wisconsin. My partner and I are looking to start a property management business very soon. We both have our real estate license and both been studying on what makes a “great property management”. I know there is a lot more still to learn. I would like to know if anyone has any advice they would like to share. All advice would be greatly appreciated.

Hello I would like to know if anyone has ever bought a city owned property. I know that when you buy city owned properties you have a certain amount of time to get them repaired and also I know that there are a lot of grants out there to apply for. I just want to see if anyone has ever bought a city owned property and how was the experience.

@Marcus Auerbach thanks a lot Marcus and I agree I am receiving a whole lot of great advice! I’m so thankful for that. Honestly I know that I won’t ever find a better paying job than the one I have now because I don’t have any degrees or anything like that, but I’m so fascinated with real estate and think that’s my only option when it comes to leveling up from my job. I currently have my real estate license and my Dwelling Contractor license too. Thanks again Marcus for your advice, I’m not going to quit and just trying to juggle both until real estate surpasses my W2.

@Robert J. Wow thanks so much! That was extremely great advice! I’m only 30 years and had a very rough lifestyle growing up but that made me very strong and wanted to make sure I learn as much as I can. i think I want to quit my job because all the people that’s been working at my job for 20s plus are all NOT HAPPY. I’m scared to turn into them but Robert thank you for the advice. I’m not going to quit and going to make sure my next move is my best move.

@Nolan M. Your right. Maybe I should look for a different job that doesn’t require all my time. That’s my real issue.
