I agree with @Isaac Blocher's assessment. Since you are looking for 100% finance and it may be a longer/looser timeline than most are accustomed to you may want to consider a partnership or an interest + equity arrangement.

Hey, @Eli Silverman.

What are the terms of your seller financing?

How will the private investor be cashed out? You wrote that you prefer a lease option of 3 years for your exit but only a 1-2 year private investment.

Has anyone had experience being personally sued and having their LLC protect them?

Hey, everyone.

I'm in need of a CPA to help me organize my finances and plan/minimize my taxes. I feel I've taken things as far as I can myself and am sure I'm leaving money on the table. Not good because I work hard for my money.

To give you an idea of what I'm working with: My wife and I both have full time jobs, I have a very profitable web design agency that is based out of my home, and I'm planning on adding a few buy and hold properties this year.

Any recommendations will be greatly appreciated. Thanks you!
