Hey, @Charles Nyasha.

Your first stop should be to check out the BP Book on Investing with No (and low) Money Down. Seriously.

Start by figuring out how much you can pay monthly in financing for these and still make a profit that is worth your time/effort. Once you have that number, open your mind to all the possibilities. Owner financing comes to mind.

Anywho - check out the book and start testing your options.

Don't know if it's a scam but just by what you've written it sounds like they are pitching wholesaling. If they want you to buy into a system I would be careful.

Are they charging for the webinar? If so, they should provide a clear list of what they are going to be talking about and what you will learn during the webinar.

Avoid anyone who doesn't advertise exactly what a course is about and what you're going to take away from it.

I do my best to prioritize my fitness because I feel it's important to stay healthy and feel good physically...However I don't always succeed. Between my family, 9-5, business, and RE, it's hard to find the willpower to make the effort to pick up the weights or hit the trails.

Anyone else out there struggling with this or have advice on how to keep at it?

This seems overly complex and I can't help but wonder why...

You're asking someone to take out a loan of $50-100k backed by them personally. This is a BIG deal.

How much of your own cash do you have in each of these deals?

How many investors are you using to fund each deal?

What collateral are you offering in exchange? It should be substantial and protect your money partner if things start slipping. 

Example: If you miss a payment or construction milestone the money partner should then be able to take full control of the entity (LLC I'm assuming) and all assets immediately in order to correct course and cover the HUGE loan that they are personally guaranteeing with the bank. If each deal is funded by multiple investors this all goes to hell quickly if mismanaged.
