Estimating Rehab Costs in MD

I am trying to finalize my repair estimator which includes labor costs and material costs for renovation work done in the DC area. J Scott, I hope you don't mind but, basically I took your table and altered it a bit to fit my needs and used data I researched in my area. I figured there was no reason to reinvent the wheel. Can you all look over it and let me know if this looks about right and if I am forgetting any major items (for instance insulation just came to mind). I created a google doc with it.....the link is down below. Also I made a quick rehab reference that is more of a summary for quick rehab numbers for offers. Let me know if you think that is fairly accurate/inaccurate as well. Thanks.

You do not have much to worry about in a rehab to homeowner deal. However for rentals you must register with the MDE and get a lead certificate. The lead certificate Does not require removing the lead, only the the home is "lead Safe." There is a lot to know about this issue and the MDE website is a good place to start.

None of this applies to homes built after 1978 as lead was outlawed for residential homes.
