Jeff, your electrical contractor should be able to provide you with the information you need. The type of cable he is using and how he plans to get it to the new panel location, he’s probably running conduit.

@Bradley Miller I’m in a similar situation. I’m a union electrician in jersey, I just picked up my seventh sfr about a month ago. I find myself trying to figure out a way to grow my business faster so I can pick and choose when I want to work. Without having enough cash on hand to brrrr I think my next move is to find a private money partner that’s looking to make a better return on their money. Putting 25% down on every deal just isn’t scalable. I love hearing younger tradesmen looking into their future and making moves. You’re definitely on the right track, I know sometimes when you’re caught up in working and buying assets it’s hard to realize how much you’ve grown. If I look back on where I was 5 years ago my life is 100% different. So just hustle like you’ve been doing and every once in a while take a step back and look at what you’ve been able to build. I wish you luck in being able to work part time if you stay doing what you’re doing you’ll be there before you know it.

@Richard S., I invest in south jersey also. i wouldn't use Wells Fargo, try a small local bank. I use first colonial bank in cherry hill. They do portfolio loans if that's what you're looking for. You could also get a line of credit on a a couple of your properties that are off to give you some cash to buy then always refinance into a long term loan after the seasoning period.

Thanks for feedback. I think at some point the driveway was expanded to fit more cars. The house has a crawl space and I don't see a tank down there when I was looking around.

Hi everyone, The other day I went to take a look at a foreclosed property and while looking around the outside of the house I found a stem for the oil tank sticking up in the driveway. The house was converted to gas heat and the tank was never removed. Does anyone know if that is something that has to be addressed if I were to purchase the house. The bank also said they know it's there and will not address it. my offer would reflect the cost of having to rip up the driveway and have the tank removed and possibly the cost of having contaminated soil removed. Has anyone had a similar situation before? The house is located in NJ.

Hi everyone, looking for feedback..

I am a union electrician in NJ with 2 rental properties that I may transfer into an LLC (or perhaps a partnership). In the event I get laid off, can I collect unemployment with this type of business income (being a member of the LLC with my wife) owning rental properties? Just looking for any help before any entity is created... Thanks. Justin

My go to place is Mike's seafood in sea isle city. It's a byob too. That's about 20 minutes from wildwood.
