I just read A Slow, Boring, Incredibly Awesome Strategy for Building Wealth Through Passive Real Estate Investing. This was a pretty great post. Take a look at it. Looking at this article makes me realize real estate investing is not a sprint race. It is a life long marathon where bumps in the road and victories happen. It is a true way to change your life and the life of and for your children and future generations. I also realized from a meeting I went to last week in Springfield, Missouri that you get to take ownership in your city.

How can I determine the ARV of a home if I have no access to comps?

Melyssa Green thanks for the support. I have found a few houses that have peaked my interest but I probably won't start doing anything until 2017. Right now I am trying to suck up all the knowledge I can.

Lorin K. I don't think the economy is too bad for Springfield. We have around 160,000 people that live in Springfield but I believe that number is probably double for people that actually come to town for their job.
