@Devin Peterson They are spread out bewtween two counties in Craighead and Greene county in Arkansas. Repair cost are very similar to my 15 I have done. I have walked all 77 doors also

Can I buy a 77 door single family portfolio sub to and then do a cash out refinance 1 year later? 

I have a seller that is willing to let me put $200,000 down and let me buy sub to. The terms are $200,000 down, buy sub to. Current loan is about 4 million on all of them. purchase price is 6 million. So i would need to do a cash out refi to pay off the 6 million purchase price. Is this similar to single family BRRRR? I have done 15 single family BRRRR's in the last year and half.

Who is good with the BRRRR's?

We’ve noticed that local banks are starting to dry up and not offering our cash out refinance on our rentals. We’ve had a couple banks that we’ve done business with in the past tell us that they’re stopping the refinance until the first of next year.

I know our options are to either sell or to go shop around with other banks, so that’s what I’m doing next but I was just curious if other people are running into some of the same issues?
