@Meghan Carson i'm considering long term rentals and am not opposed to turnkey. I supposed I'd just need to learn how to make the financing work and all. I don't have a ton of cash right now so figuring how to do it all creatively is definitely in my priority list. How long have you been in investing ?

Hi there!

I'm Justin Lewis. I've been listening to Bigger Pockets off and on for years but have always wanted to get into real estate investing. For a while, I've felt like I just couldn't find the pieces that fit any given situation. This time around I'm coming at it with a mindset to learn everything I can. In my day job I do SEO for a digital marketing agency and I am more than happy to talk SEO with anyone who has questions.

I'm interested in Long-term rentals, though admittedly, finding deals below market value and funding those deals (not to mention I honestly have no idea have to put the deals under contract in the first place), are problem the first things I'll need to learn. I think in the past, I've let what I "know" get in the way of what I can learn so this time, I'm just going to learn everything. Happy to meet you (though also working on getting past being shy) and talk.

I'm a new investor, and I'm looking to do a fix and flip in the Utah County area of Utah. It's a pretty competitive market. I'm interested in probate leads and doing direct mail to them as I'm focusing some of my on other things. What expectations should I have so I can do this as wisely as possible? Please don't hold back.

Hey there, I'm a noobie investor and I got my wife to give me the go-ahead to spend $250 a month on find leads (I know it's not a lot). I have a partner who said he'd be willing to do 50% of a deal with me (super generous I know) if I can bring him a deal that works. So far, I've just been calling on some NOD's but haven't had any success. What would you do with $250 a month to find a good lead? (My partner is looking for fix n flips or rentals). Looking for any advice.

I am the noobiest of noobs trying to get into real estate in Utah. I'm interested in finding leads through NOD's, and I'd guess there are a lot of other people like me out there. What are your favorite places to find NOD's online (seeing as how we all have to remain indoors basically)?

My partner has me going out and knocking on NOD homes to try and find deals. I'm not really sure what to say. What do you say? Also is it worth knocking on their doors? I have no budget and my partner is really busy, so he's having me do it because I have way more time. Is there a better way?

Quick question about these clubs: As a newbie is it unwise to attend and start meeting people?

Do you need to have a property under contract to approach a hard money lender?
