Post: Clean up after trauma in house

We were contacted early (1 am) this morning by the police letting us know our tenant had committed suicide. We spoke with his wife his wife this morning and she's of course very upset so we just want to make sure we are doing everything we can as landlords to help make this process go smoothly for her.

We've contacted Servpro to clean up and I've also got an email into our insurance agent to see if our policy will cover the clean up. Anyone have experience with this? Did your insurance cover it or will the renter's insurance policy cover it? Obviously we have to pay it if insurance doesn't cover the expense, but it would be nice if they normally do.

We aren't sure at this point if she will want to stay in the house. They were actually wanting to purchase the house from us so I'm not sure how that will work.

Is there anything we are missing that we need to do. This is a new situation for us and just want to make sure we handle it correctly.

This will be my second STR with my first being in Broken Bow.

I am trying to narrow down expenses as far as cleaning crews and how things work in Destin. In Broken Bow, you pick a company with review and off you go but it seems like Destin, with its large condo market, cleaners sometimes are part of the condo complex. So cleaning crew recommendations if they are not part of the complex is welcome.

Also, insurance. Best companies and who yall recommend.

I’ve learned that none of them are perfect. I picked the two that annoy me the least. I’m very pleased with price labs. Your porter needs some work.

@Avery Carl

Time has passed since you posted your recommendations. Are you still married to igms/yourporter/pricelabs?

Luke, I found one post where you recommended ownerrez.

I am glad someone asked this question. I was looking at the demos of igms and it looks like a royal cluster. Maybe my simple mind is stuck in efficient app-based word now but igms reminds me of the old school Quickbooks vs the new QuickBooks online where everything runs like an app.

I have not used it for STR but as far as using it for my long term stuff it is fantastic once you get it set up and the data input correctly. The only difference I would see is that you will have a lot more transactions for the STR than you would the LTR. More line items for income and expenses on top of your P&I, insurance, taxes, etc...

I use Quickbooks online at my w-2 job and it is also fantastic and they really are making it app-based and not the old crappy windows 95 setup. Or abacus or a spreadsheet.....Hahaa!

@Justin K. Before you do anything, it's best to check with your local zoning department to see what you can and can't do with that piece of land. Ask them if you can put a mobile home on the land and what the requirements are. This will give you a better picture of what your options are. Hope that helps!

As far as I know there is no zoning laws. Again, this is rural and not anywhere close to a municipality.
