 I agree. Just realize that if you have bought something in the past 3 years and it crashes, it may take a decade to get back to where you can sell it for what you paid for it. 

Personally, I am ready for a pullback for more buying opportunities.

My cabin was exactly the same as being a boat owner. 
Best day was when I bought it and the best day was when I sold it. 
If I didnt already have two other jobs I might consider doing it again and it will be new construction and not an older rehabbed property.  

STR's are not passive... and require work, attention and care. BUT.... you can have your cake and eat it too with STR's. Really great cashflow-if you know what you are doing, really great appreciation- if you know where you are buying and I get to enjoy my properties, create memories, slow down and be thankful and create generational wealth.


 And when the housing market tanks, and it will, the appreciation is gone. Houses are being bought/sold/built for $600-$800sqft. That is unsustainable.

 This is a grey area. 

Airbnb and vrbo say you have to allow them if you use their platform. It is a private residence and here lies the grey area part. 

We had someone try and say their great dane was a service animal and it clearly stated on our listing no animals over 25lbs. They tried to still book it and I never confirmed the booking as it was “blocked off” for another guest. 

Oh, and the “constant fire in the fire place” aka the pilot light. 

“We dont feel safe so we shut the gas off” and decided to do it late on a Friday night. 

In the process they shut off the gas to the hot water heater so they got to go without hot water, the kitchen stove, and the fireplace until I was able to get someone over to turn it all back on for them.
I also didnt make it a priority and charged them a massive maintenance fee for turning it all back on Saturday evening.

 It was concrete jungle idiots from Dallas. They actually said they are looking forward to getting into the great outdoors and exploring nature in their message to me after booking. Well, you got nature and you lost. They will not fair well during the apocalypse.

You can expect this to take almost an entire month to be settled.

Biggerpockets has all the eviction forms you will need or they did. 

I’m glad the 3 day notice worked but be prepared for continued problems. 

I went through an eviction in April. They kept giving me the run around about how they are on hard time due to Covid and Texas is not a good work environment. Um, Texas has one of the best economic conditions in the country and your excuse for Covid is no longer valid. Pay up or get out of my home. The judge ruled in my favor and they owed me a large sum of money. They listed me as a reference for their new apartment the were trying to rent and the apartment actually followed up and called me. I told them they owed me over $3k in rent and late fees and the apartment told me that until the balance was settled they were not allowed to move in. Considering the only place they could find was a $80/night hotel, they magically found the money and paid.

Has anyone ever been contacted by someone from VNTR HOMES on Zillow or any other platform?
I have a rental property listed on Zillow and they contacted me about subletting the property from me for their rental arbitration program. 

I can not find any information on them or their company other than a website which can be easily made for scamming purposes.
