hello all. I really need some help with lead generations. A little about me I have 1 rental property that was my first house that's cash flowing pretty good ($600.00). I'm looking to brrrr my next deal but I cant find ANYTHING! so over the last year I have sent direct mail 100 pieces had a few call back 1 soild lead I wasn't able to convert. I recently pulled list and sent over to skip tracer in fiverr. I tried cold calling first 20 numbers on excel sheet its just not for me I HATE it. So now I'm back to the drawing board. I usually analysis several houses on the mls weekly only ever submitted a few offers seems like everything I analysis is way over priced. I also bid on a few properties on auction.com hubzu ETC with no luck. I wouldn't mind taking incoming calls as bad as outgoing to cold leads. so I thought about hiring a cold caller off of Fiverr to manage out outgoing calls? has anyone done this before? 0.015 a call per number. Theirs so many different ways to market I'm just not sure which direction to head. any insight for anyone would be much appericated! very discouraging

Hey guys what's the easiest way to track direct mail? Everybody says excel seems like it takes forever to enter data in excel! what's the fastest and easiest to track prefer something free but willing to pay for a great service. thanks for any input

Fyi walk through on Wednesday

I received a call from my direct mail marketing. I missed call guy left me a voice mail telling my he wants to sell and get around 125k. I called him back he said  he dont wanna pay realtors fees and wants to sell. House has free and clear title. Comps are around 200k. He said he did alot of work to property (dont they all). Its 3/2 with unfinished basement  .69 acres. My first thought was a wholesale deal offer 115-120k wholesale for 130 or OB. But now I'm thinking to offer him 115 cash or 130k owner financing. Rent in the area is 1300-1500. What are your thoughts? How to you try to push owner financing besides CG tax? Any input much appreciated thanks

thanks for the response. I'm able to take a personal loan up to 5 years. My current loan is for my primary house which is a 15 year loan. I'm not self employed their for I cant roll over to ira per the employer. I agree with everything you have stated.

Hello to all. I just wanted to get your guys opinion on how and best way to structure my 1st deal. So a little about me I currently have 1 rental property that has a cash flow around 550 dollars a month approx equity is around 25k. Current house I live in has approximately 50k equity. When I purchased 2nd house I borrowed on my 401k for down payment 17k for 20 years I stretched loan out as long as possible so my weekly payment is 25 dollars a week 100 a month. I can only have 1 loan out at a time and have a balance of 52k (67k with loan payed). I have around 13-15k in back accounts (cash). I showed 82k on my w2 last year. Credit score is around 710. I contracted a loan specialist he advised me the their are a couple programs that I can qualify like Freddie mac program and home style program. So program requires 15% down. So on a 100k property I'm looking at about 15k down plus closing and seller contributions up to 2% towards closing. I looking to do a buy and hold deal or a flip to get capital up. I reached out to a few private lender as most require 20% down but all depends on deal also rate between 12-16% 12month. If deal is good enough maybe able to get 10% down with private lending. I can also take and pay off 15k on 401k them borrow 33k but would only be able to take 5 years 130 a month. Any input on how I should structure my first deal? Any input would be greatly appreciated.
