I do things just a little differently than most. I use either Venmo, or Dubsado+Stripe. What is nice is once you capture the initial payment through a Dubsado invoice, you can simply set up a subscription through Stripe that auto pulls from whatever credit or debit card is on file. 

Simple, easy, and I have never had a problem with it.

@Patrick Harmon Your approach is right on the money. When it comes to cold leads from paid traffic sources, I always tell people to calculate a 2% conversion rate. What happens then is you need to create a killer follow-up sequence to segment and keep these leads interesting. Using chatbots, crm automations, and texting sequences is the perfect way to go about this. (full disclosure, I am an investor, and I run ads for realtors and mortage brokers) Below is a screenshot showing the cost per lead you should be getting with cold traffic.

Applying that math for these leads, for 776 leads, that is 16 closed deals (rounding up) at an average cost per lead of $3.00 or so. The 2% rate of closing can be much higher, as long as the proper automation and follow up sequences are in place.

I'd argue against discounting cold traffic sources, as they are a really reliable way to scale and keep driving business into your pipeline. I know several people who kill it with leads, Facebook especially.

Remember, most leads only interview one Realtor. Getting out in front of prospects soon and delivering value to them constantly is powerful.

What Angel. said is spot on. Anyone looking to do that sort of thing themselves needs to read that post, then research into clickfunnels, integrations like Zapier, ect.

I'm a little miffed he got here first to respond before I did, but what he said is gold. Easy mode is running buyer ads for realtors. Seller ads for Realtors are difficult, and ads for Real Estate Investors looking for sellers even moreso.

Marketing is a tough gig. Marketers do fail sometimes with certain approaches and campaigns. Anyone who promises you a golden bullet probably also likely has a bridge they want to sell you.

If you aren't testing new strategies, and comparing the results, you have no way of fine-tuning your campaigns. Finding sellers is just plain difficult sometimes, and that is a fact. However, the more data you have to play with, the better things can be tuned, tested, and retested until some solid results are coming in.

I'll be honest, it took me about a month to get a rough formula dialed in to getting buyer leads flowing for my first real estate agent client. There were several campaigns that just, well, didn't work. OR did work, but not to the extent that was hoped.

Marketing is a numbers game. There is no system out there that can promise 100% qualified leads. Qualifying the leads is up to the person that picks up that phone and calls, or sends the email from the information that the lead form collects.

There is always a better hook. Play around with things, test and find out!

Advertising is like fishing. Think of the action of filling out the lead as a hook. The bait, well, that is the lead magnet. You essentially offer some enticing bit of information, or a freebie, or a discount, in order to generate that click to your landing page. However, in order to get that reward, it requires the person to fill out their name, email, and number. The less info they have to fill out, the higher rates of conversion you will see. Then, when they fill it all out, they are sent to a "Thank you" page, where they are rewarded with the promised item.

For example, I set something up like that for my realtors I work with when they want seller leads. The most common one is free home evaluations, and some sort of PDF guide about home values. Once that info is generated, I get it sent off to their phones as a text message within five minutes of form completion for them to reach out and strike that lead while it's warm and interested.

Also, let me clarify something, as this is a common thing people overlook when trying to drive traffic to their sites using facebook:

Facebook uses a specialized snippet of code, called a "Pixel" that get embedded in order to provide tracking data back to Facebook. This is especially useful when trying to drive campaigns for either PPC, or Lead Gen.

Additionally, if your goal is to generate leads, simple PPC campaigns are typically woefully inefficient, as the algorithms are not being optimized for conversions. To make a long story short, you need to offer something for free as a lead magnet, create a landing page and funnel, ad the facebook pixel code to the final step of the funnel after you have generated the lead.

@Chris Gordon,

After taking a cursory look at your website, I can see a few problems right off the bat, as far as SEO goes. The most glaring one is that you are lacking a SSL Cert, and I don't see a landing page, or sales funnel anywhere on your site. Do you have a facebook pixel integrated on the thank you page? There are so many little things that go into this sort of deal. If you are driving traffic to your page, and trying to use facebook, I don't see the pixel anywhere in the HTML code view.

Facebook campaigns are pretty solid for finding buyers. I actually run them with some really great success for a few of my clients who are realtors.

If you would, post the ad copy and creative you used in a screenshot, and I may be able to help. Typically, the biggest problem is located there. Also, what was your advertising budget? I always recommend my clients at a minimum put in $15 per day per ad. 

I've actually uploaded a screen of a campaign I am running for one of my agents right now, and she is getting an average cost of $1.72 per lead. (Screen is from yesterday).

For audience, it really depends. I would definitely try to filter by estimated net worth, and/or income.

Hey @Chris Gordon, online ads can be a bit of a pain.

What are you trying to do specifically? Advertise a specific listing, or house for sale?

If you have not already, give FB a try. You can specifically target people by age, radius around a point, zipcodes, ect. And have those ads delivered right to their feed.

If you want to get super fancy, you can integrate backend systems to send you updates right as you get leads.

Hey @Marcus Jackson, I also get lots of those sorts of letters. As a homeowner in a rapidly gentrifying area of the DMV, I get about one a day. I shred them all. Have you tried running any facebook advertising campaigns? There are lots of neat custom audience options that can help you target specific people online. You can also integrate the ads to automated systems that notify you when you get an interested party.
