My friend was prior military. He recently bought a home through Rural Development. He has not used his VA loan..

Can you partner with someone who has such a loan? for investment?

Hey guys.  I have tried to post a few times and not too sure if I have done it correctly.  I tried using the app.  as well as my computer. I have gotten tons of info from the first 100 podcasts, and have bought SET FOR LIFE and listened to it 3 times already( I drive a truck and have tons of time to learn) ...I am currently 3 hours into 4 hour work week and have almost finished Gary Kellers book as well...I have listened to/read most of the books the guests have suggested in the past and look forward to learning way more.  My one goal in life right now is to become a multifamily unit owner (house hack).  Im hitting my credit cards super hard and want to take a different direction in my life.  Any ways this site is cool there is tons of info and look forward to figuring it all out.

Hey guys I'm pretty new here. I recently bought SET FOR LIFE. Have listened to it 3 times. In the last two weeks I've also listened to 100 episodes of the bigger pockets podcast. It's jammed packed and I'm learning a lot. My goals with all this is to become a landlord. That's all I want. I want cash flow. And to be able to earn money without clocking in(which I loath)... I have never bought RE before but I have had countless W2 jobs. (Which aren't the answer). I have traded options and futures (not too successfully) and I have a high risk tolerance. I love trading and will again. But I realize that trading should not have been my step one. Real estate should of. My plan is as follows. Pay off all my credit cards over the summer, get rid of my financed jeep with full coverage insurance. And drive my crappy 1992 Honda Accord forever. I'm going to house hack. Buy a fourplex and start there. I really am motivated to get this going. I am 35. 15,000 in debt. 30 k income. I have had tons of different jobs including the railroad,the oil field, I currently work as a direct tv tech and have a second job dilivering ice. I don't want to work for any wage. I look forward to getting out of this job thing. Ps. What does cap x and cap mean?

I was recently on iTunes giving my 5 star rating to the podcast.  I seen multiple 3 star ratings with the only reason being the reviewer didn't like the jokes.  I personally think the show is great.   I have listened to 85 shows in the last couple of weeks.  So a 3 star rating because of lack of quality jokes...means Josh and Brandon's humor is 1 star *adjusted for inflation(you can find the bigger pockets comedy rating calculator in biggerpocket.com/laughs)

Yeah some of the jokes and humor are a little stale, but at least they are trying to make a show that is actually fun and interesting to listen to.  With that being said, lets hear your favorite joke from the podcast, so all the 3 starrers can go back and rerate the show.

Mine Is this:  Guest says the worst tenant he ever had ripped out all the wires in the house because he thought the government was spying on him.   Where Josh responds, technically he wasright, he was just a little ahead of his time.  

Now that is comedy gold.....

I recently heard on one of the podcasts about getting a list and mailing property owners....How do you go about doing this?  

How would I find a list for ? How much do these lists costs? Can you set parameters..like out of state owners, certain costs, Multiple Family home owners,In Kootnai county, Idaho

Hey guys, there is a house a few blocks from me that I am interested in .....It appears to be a 4 flex and is super run down...It looks kinda dumpy....But with the proper tlc and someone who actually gives a damn about it, it could be nice.  It is not for sale.

My question is :  how do you search for a property....and get ahold of the owner?  How can find a location in the county records and information about it, the seller, the rents if any, and any other stuff about the property??

What a great podcast, this guy knows his stuff. I am buying the book....And I agree with him that rich dad poor dad is great book yet lacks the "how to" portion.  I hope to find it in set for life
