It's a fairly easy system for me.

We have grown to around 50 single family homes and 40+ multifamiliy units.

I was 43 and debt free when I bought my first. I am in debt now but have lots of book equity. I am a retired accountant and have a construction background. 

I am not sure that anyone should do what we have done ---- it has been a lot of work.

I am very close to buying my first property  In Coeur d Alene Idaho.  It is a very nice duplex that was built in 73. It is an owner occupied property(me, I am house hacking)  The kitchen is very dated so I will be doing some upgrades.  I put in my offer today for 315,000.  I have not been at my job long enough for my overtime to count so I have to wait 6 months to get financing.  The seller is going to carry the contract for me for the next 6 months.  My goals are to pay this thing off as quickly as possible, while looking for more like it.  I am excited to begin my real estate career.

I have a similar plan. They talk about this topic almost daily on the podcast. One guy got his license so he could avoid paying $50 grand to an agent on a million dollar property he wanted to buy. I work for direct tv doing installs, and I met a guy who does tons of flips. He was using an agent and that agent became the "top producer " in our area. The flipper realized he didn't need the guy as much as e thought(he was the reason the other guys numbers were so huge). He got his license and started saving tons of money.

Ok thanks! I don't necessarily want to be a whole saler. But I think lists would be a cool way to get going anyway.

Wow I appreciate that. So the bigger the cap rate the better. Still a little confusing but I'm figuring it out. And as far as my Jeep goes. I only owe 8 grand on it. But I have a Honda Accord (which may require me to throw money at it occasionally). But I also have a (paid for) Ford Explorer, that I wrecked last winter. (Hit some ice crashed into two parked cars with a combined value of $800). I think I should be able to get it fixed and get out from underneath the Jeep.( $250 monthly payment, plus a $100 full coverage insurance). I'm working 2 jobs right now and I am in attack mode on credit cards. Thanks for responding to my posts guys now I don't feel like I'm yelling at wall.
