Innago is free for the landlord. They make their money from payment fees from what I can tell. I think their fee is 2.75% of the charge but the fee caps at $2.00 when the tenant pays with their bank account.

In your example, the rent would be 800 and I would have their rent be 798 in Innago. That's just what I choose to do.

I just eat the $2.00 fee for ACH payments.  I don't mind as it incentivizes paying online.  I just have their rent changed to [rent - 2.00] for the duration of the innago tenancy to account for it.  If they happen to pay any other way, it's 100% like normal, and then I have to add the payment manually.  

Regarding the lease(s), I had to upload an un-filled pdf of my lease and drag/drop their landlord/tenant built-in fields and custom fields that I wanted.  You can preview it and all to make sure it looks okay when they're viewing it to fill out after you've accepted them.

$31,000 for a little house on an acre. Someone came out and took it for free, I then had the land replatted into two $40,000.00, 0.5 acre lots.

@Jill F. I have a feeling It's only going to get worse. Garage doors are out 10 weeks to 7 months. They just added another additional wait time of 30 days for windows. Electrical and HVAC parts/supplies just had a 30% jump in price. There's a paint shortage, can't even get satin oil right now. Our local lumber yard can't even source complete lumber packages. I'm just glad our two constructions are on the other side and we bought our upcoming supplies in bulk prior to the 1st.

If this keeps up there's going to be a complete halt and/or severe lag time for new construction, and used home prices are going to get the used vehicle treatment. Just had a 1000 sqft 2010 home appraise for 140/sqft, so I guess it's already happening.

Well, you probably got burned which sucks.  But next time don't ever pay a general contractor 1/2 down.... ever.  The contractor should get paid based on a draw schedule, based on key milestones of completion.  They should be hitting you up with invoices over time to pay the labor & materials for the completed subcontracted work.

The only subcontracted work I've paid 1/2 down on are cabinets and deposits for countertops from Lowe's and etc.

If they simply bid $x.00/sqft for the total project, you'd have a similar set up with well-defined milestones for pay upon completion of that part of the total remodel/new construction.

*Always leave cash on the table in case they happen to go MIA as well.  Never give them all but say... $500.00 before overall completion.  Keep 1,000's.

If you've reached out to him and he hasn't died of Covid or something, I would at least blow him up on all of your local facebook pages (if he's from that area) to warn others.

Yeah, I recently bought a tax sale property and Capital Title told me that they wouldn't touch it for 4 years.  Which is fine, really.  I'm going to try to see if I can get them to shoot me a tax dee filing criteria for them to insure it sooner.  We'll see how that goes.

I use Innago.com as well.  Their support staff is prompt and very helpful as well.

The redemption period isn't all you need to worry about.  It's also how long local title companies will make you wait before they'll even insure the title through a policy.  It can be 2 - 4 years depending on how the county or the firm they use files the tax deed.

Market is great for selling.  Appraisals are up and If you bring an agent as a buyer, they're paying the commission, and I'm not paying anything to closing.
