The values are already going up and with the new government center project it will help with infrastructure and commerce. The area at Keystone and hoyt is slated for new construction according to the last plans I saw

Are you working with an agent? You could also do what's called an fha 203k loan and get 36k to do updates if the price will comp out. Interest rates are a little higher and most refinance after 6mo.

Couple of things, 1. Are looking to buy a fixer upper? 2. What type of funding are you doing? 3. Are you looking at single family or house hacking with a multi unit? General contractors will not continously go look at houses with you unless you're paying them for their time. It's better to find a house you like, get it under contract and have them come through during inspections.

 Typically there's not one that specializes in one type of property as that would be to big of a limitation in my opinion. What it really comes down to is their networking connections to find when deals come up other than just loop net. I work with a lot of multi unit investors. Happy to have a conversation offline about it. 

A lot of my clients have moved to PMI Meridian. A national franchise company.
