@Hector Sanfeliz, I have an awesome guy.  I am trying to keep his docket filled up, but I have work ending next week and I don't have the next job lined up, so feel free to PM me and I will get you his info.  He's actually a handyman, but his quality is second to none.  He has done everything from 1100 SF of wood look tile to electrical, plumbing, carpentry, drywall, etc.  I actually haven't found anything he can't do yet. He's very fair and cares about your success, so my only ask is do right by him, because he will definitely do right by you.

My wife and I have been trying to flip two mobile homes in Plant City for 3 months and can't seem to get anybody (handymen) to show. We've had no less than 10 make appointments for quotes and not show. We've had at least 4 give us a quote and not show to work after agreeing on price and the remainder have been just far too expensive. Do you happen to know any reliable/affordable handymen in the area? Thanks in advance.

Well certainly thank you to both of you. I have the pre-approval from the bank for 20% and the owner has stated he would be willing to hold an 80% note. I will evaluate based on what I know about the seller, whether I should use the LOI or contract. I can and now certainly will provide proof of funds for the earnest. Is there a particular format that is preferred or is a bank statement or HELOC statement sufficient? Thanks again for the advice. I'll also check in to Frank and Daves boot camp.

First, congrats John.  Based on my interaction with you, I understand why you were picked for sure.  I think my wife and I are going to come out there, especially for your session.  As somebody trying to buy there first mobile home park, one of the questions I keep thinking about is how to work in the negotiation process with a park this is overpriced pretty drastically.  How do you make the first offer that has to be drastically under their asking price and get them upset right away and lose them?

Hey all,

We are looking to make our first offer on a mobile home park. I would like to present the terms in a simple format prior to presenting any type of contract. Also, since we are offering a decent amount less than the asking price ($600K offer / $900K asking). We based our offer on our realistic (IMO)valuation based on a lot of the advice we have read here and other MHP investing books. We separated out the NOI for the lots and added back the wholesale value of the park owned mobile homes. I was also thinking about providing an explanation on how we determined the offer price. Does anybody have any suggestions or templates for an offer format? Also, any thoughts on whether I should share the formula I used to determine the value?
