Depends, of course, on location. I've done leases in South OakCliff in the $1200s before in neighborhoods that a lot of people would not go into. Sounds like the demographics are decent. I always driven the neighborhood to see how the neighbors are living. I think a lot of neighborhoods get stigmatized as being " that neighborhood" but then I drive them and the people seem to really take pride in the block. Not sure if that helps...

As for the price, have you pulled good comps for that area?

Good morning everyone. I am writing this post today because we have found ourselves in a place where, I suppose as always, we are needing to think outside of the box. I have clients who need homes and you all have homes that need buyers. So here we go...

I have multiple clients looking for homes in Fort Worth, Arlington, White Settlement, Hurst, Bedford, Euless...basically anywhere near Fort Worth. All of my clients are pre-qualified through a local lender whom I trust and have worked with for a while. Three of my active clients are qualified for FHA and are shopping between $120k-$130k. I have one client who is qualified for conventional and looking in the $120k and below range. Another client is VA approved for up to $145k. I also have other clients currently working on building credit and will be pre-qualified and ready to shop this summer.

I am reaching out to everyone here because, as I said, my clients need homes and you all have homes you need to sell. It's a win-win. Quite frankly, at these price points our offers keep getting beat out by other offers because multiple offers are being received on each home. A couple of these families have a very short window of time and need something ASAP. Some of these families can wait awhile. So, if you have a home that needs to season in order to go FHA, we can work with that. The point is that I have qualified buyers who have already placed multiple offers on homes. THEY ARE READY TO BUY!! We just need off-market homes because MLS is way too competitive. So help me help them and you. If you have, or know of anyone who has, a 3/2 with a yard anywhere near Fort Worth please give me a call or respond to this post.

I'd like to know about these events as early as possible. My wife and I have a ton of kids and are a lot more apt to make events if we have ample time to lock down child care!

 Find you an agent in the area who you can partner with and find one that is spot on with his or her numbers. Some agents have programs that will compute average and median home prices. Better agents have that information coupled with experience and are better able to hit the nail on the head. I can personally attest that the adage is 100% true; if you price the home right it will sell fast. No big secret right? Just my opinion.

Since we can't self promote in these forums I won't but I will say that I personally know of a guy who loves to help people and has pretty good working relationships with a handful of investors. He regularly pulls comps for his partners and, if you want, he can send you an example of his work. If you contact me I can tell you more about this guy and what he can offer.

My wife was out getting dinner the other day and saw a distressed property. She immediately called me and we went to work. Come to find out this property was foreclosed on in 2013 and is owned by BOA. My question is simply this, how do I buy this property? There is no agent listing it, it is not on MLS, it has sat for 2 years and shows no signs of being listed any time soon. Can I call the bank listed as holding it and make an offer? Please help!

I just helped a client put an offer in on a 4 plex in ft worth. Free advice, get someone who knows the market here and stays on it daily. The multi family deals in the ft worth area come along on a regular basis but the great ones [ie price plus very little investment in fixing up] are few and far between and they go fast.
