Good luck Vanessa you got this! Best advice is to learn from others and take calculated risks. Don't get stuck in the analysis paralysis phase, it's no fun and you don't learn as much :) 

Appreciation over multiple properties creates wealth. Cash flow will come but can't chase it 

First step - Set a 60 or 90 day goal to own your first property and get it done. Don't kill yourself with research and worries. Everybody wants a home run on year 1 of their first deal which is why many never get started.
