I recommend House Hack or find a fixer upper to update or add value and then rent. Hold and make money off appreciation!

I would go with option 1. But there are many different personal factors that you would want to consider, which may make it difficult to get helpful answers on here

STR's in San Marcos, New Braunfels and San Antonio would make more sense to me

You can go direclty to the public sites like zillow/redfin and post the listing there.

I would do FHA 3.5% and keep the rest in the bank.

SMH. One of my listings was on Instant Booking and I didn't realize. A guest booked it for a month and I cancelled it right away and the guest was very understanding - and VRBO charged me a $1500 cancellation fee. After 10 phone calls with their support, they finally waived it
