Exactly!! I thought there would be more seasoned, experienced investors, but all of the answers to my questions were from newbies like you said! After researching more about PAce and watching his videos after watching some real information from Bigger Pockets and other REIs, stuff like, fixing a place, what is actually a good and whatnot, I realize Pace doesn't really know anything. Or if he does know anything, he isn't sharing anything.

One of his philosophies is to buy at the seller's price (even if it is more than what the market is saying and such) to "help the buyer and that is a good deal." I can understand wanting to create win/win solutions, but I don't think that is the route I would want to go down and personally, I am not really out here to help sellers who are in foreclosure. At least yet. I want to build my wealth, gain experience, help people along the way and then maybe help people in foreclosures or something. But I would rather just buy the property from the bank after it is foreclosed either at auction or when it doesn't pass auction.

Pace sure knows how to make Money!  He is printing it with the members of his groups.  That of course is the main focus for him.

Yes, it is newbies answering questions.  There is no real support so when you have a Question you have to post it on facebook.  How do you all like facebook LOL.

Yes the guy who was delivering pizzas last week is now posing as a REI expert. Telling you something Pace told him or he heard on Facebook. There is soo much bad info in the group.

Yes everyone is trying to sell you something in the group.  Mentorships.   Crappy deals,  on and on.

There is tons of value in the group still.  I've learned a ton and met some great people.

That said I'd still not recommend it to anyone.  Way better uses of your money out there.

At this stage in the game I'd say as a general rule skip the mentorships and gurus.  Read books and maybe take on the occasional 3 day seminar.  The rest is garbage.

After a couple years and a couple different programs I can confidently say skip them all except Vena Jones Cox's the Guru Manifesto.  That one says it all.

For me Jerryl's offering don't work out at all.

So this review was not complete and then I could not edit it - That's what happens when you do things late at night.  I have not gotten my site up yet or dialed in.  There are a ton of people in the group who are doing really well with the 2 programs.  The ones that come from Carrot are really happy with grumpyhair hosting and say their sites rank better.  I have personally seen several of these in the top spot.

The offering appears to constantly improve and expand.  I'll report back  when I get my site deployed.  Its been a lot of work but the end is in site.  I also opted into the done for you service and that seems to be the right choice for me.  Jerryl is super knowledgeable and helpful.

Well there is an entire conference that would have been held this week if not for the hurricane about stopping Pace and the gator bois. It may even have had some DOJ interest.

you spend a lot of time trolling Pace on this Forum.  We get it.  You don't like him.  Enough man.   I'm no fan either but you're obsessed.

Yeah no. I am working to stop him. Just block me boi

well good luck.  Honestly, with the way his org works I'd be worried that they find a way to come after you.  THat said there is a ton of positive value in the offerings.  Yes there is a dark side but there is a ton of positive.

I’m not a fan of Pace either, but  Why a whole conference?  There are people that do Sub2 respectfully and do not promote it to everybody, nor shove it down their throat.

Ostensibly to network with other subto folks.  Just like BP Con or one of the 100s of others.   ITs also important to know that while PAce has taken "Subto" like he created it the group deals with everything in real estate.  Not just subto.   Wholesaling, mindset, disposition, systems, multifamily, underwriting, on and on.  Of course creative finance as well.

The network is really good for some people.  Some people make a lot of partners and friends in the group.  That is why there is a conference.

I personally have lent and invested in 5 deals due to networking int he group.  They have all turned (So far) well for me.  I know many people who got taken and the PM org did nothing for them other than told them not to post about it in the Facebook group.

Of course, Pace and his friends will be hawking stuff too.  He is the ultimate sales guy.  EVERYTHING he does is about monetization.  EVERYTHING.  Not to say there is not value there if you don't buy something.  There is.

so what is the name of this conference and where is it being held ?

 Sqad Up Dallas.  https://www.squadupsummit.com/

No idea if you can just go if you are not a member.  They were offering us a really cheap ticket this year which was nice.  Im not going.

OK got it.. no different than going to a Tony Robbins event you have all the likely suspects selling their version of how to get rich and or take control of your personal affairs.

Or in my day a Zig Zeigler event ( I loved that guy) or Robert Schuler would have some top speakers at his events as well.

I love Zig too.  Met him back in the day.

For anyone seeking an endorsement on Pace's training programs you should understand that simply participating in his programs and acquiring property does not mean they are in fact going to be successful. In these very forums one of Pace's minions doubled down on the fact he will buy properties for more than their FMV as long as the seller will seller finance 100% of the deal and the property is cash flow positive. That's a dangerous strategy, and one most would advise against. But this wackadoo would sing Pace's praises. Remember most of Pace's minions have limited understanding of this business so you have to take any endorsements with some level of skepticism.

100% true.  Also be aware.  The PM org has formalized their referral program.  They are training all the members as salespeople with their own referral link.  As I have said they can throw people out for negativity so you will unlikely get a true and honest review from anyone in a forum like this.

these training companies just follow MLM tactics  ala Amway etc.. right down to the sell the product make money. its all the same marketing just the product is different. Although i do think there is more money to be made in RE than selling soap.

 100%.
