Hey there, 

We've recently acquired our first MTR/STR hybrid in Grovetown, GA through a sub-to deal. We're really excited about the potential of the property and have it set up/ready to go as a rent-by-the-room MTR. The previous owner had success with this strategy. We've taken 2 months to market it and manage it to the best of our abilities, but my husband and I both have full time jobs and we're quickly realizing that we'd be better suited to outsource the tenant-acquisition and day-to-day management to someone who is able to dedicate more time and effort to maximize the property's potential. I have a similar question now that I am purchasing properties in different states. Our LLC is registered in PA, but do I need to open a new LLC for each state where we purchase Real Estate with the plan of selling it? I use Zen Business for our LLC registration, but didn't realize they do not support Foreign expansion (out of state) registration for an existing LLC.

What would be the best way to go about this? In speaking with a title attorney in one of the states I am purchasing property in, he mentioned that I would need a business registered in that state in order to sell the property so that everything is handled properly with state taxes. Hence the reason why I am under the impression for creating a LLC in each state I do business in

The ones we use are $400/hr. They are incredible (and should be for that price).

Happy to share their info. Expect it to run around $2500 to create docs for each deal

Happy Friday everyone!

For all of the investors with STR properties in the Poconos ( i.e., Albrightsville, Lake Harmony, Emerald Lake, Pocono Lake), have you found more success renting with smaller occupancy based home (2 & 3bdrms) vs the mid size occupancy based homes ( 4 & 5bdrms)? Obviously, better ADR, but do you find that it is easier to rent the bigger homes because of less competition while achieving your projected ADR, or is it actually more difficult based on the avg length of stay and avg size family?

I know that amenities ( hot tub, being close to lake, community pool(s), nice size decks, fire pits, game rooms) are very important and will allow your house to show up more frequently for guests shopping on Airbnb & VRBO, but do you find that having a larger size property also makes you stand as long as the property is unique/different?

Hello,

My name is Justin Battiste and I am based in southeastern, PA. My wife and I are interested in becoming real estate investors with a focus in STR properties. We have been listening to podcasts, reading articles, performing data analysis, and watching social media to try and educate ourselves on the best steps to get started and become successful. We understand this does not happen overnight, but we are motivated and determined to build a portfolio that we can be profitable from and be proud of. The Bigger Pockets resources have been terrific, but now it is time to try and connect with members that have experiences and knowledge of the STR segment of real estate in effort to help us take the next steps.

We have identified our key strategies and want to hear what other think about whether we are on the right path:

1.Type: STR investment (AirBnb/VRBO)

2.Market: Poconos, PA- specifically Lake Harmony/Blakeslee

3.Niche: Small Families/Friend Groups- 10 guests or less.

4. Pricing Scale: Midtier

5. Property Management: local companies that are recommended that will not be astronomical in price

Finally, for those with experience in the Poconos, what have your occupancy rates, ADR, and booking trends looked like over the past 12-18 months?
