I do not have a YouTube channel but I love YouTube for education. I know that I invested in a syndication deal and watching @Matt Faircloth on YouTube gave me the confidence I needed. He was teaching on the channel, not selling. What are you looking to accomplish with your SEO improvements once successful?

Looking for small multifamily properties is difficult as demand is currently high. I am curious if it is a good time to increase supply through development of new construction. I notice that there are a lot of decent plots of land scattered throughout the city that were once part of farms and now are coming up for sale. Should I consider building a group of MFR (4 plexes) or continue searching for the right deal?

@Nehemiah Wallace, Welcome to BP! You are in the right place to make progress and i encourage you to keep feeding yourself and your wife information about the benefits of passive income. You need her with you 100%.

As for the debt, it depends on what kind of debt and the rates. If it is "bad" debt then you should eliminate it. But if it is a student loan with low rates for long periods, then consider partnering with someone to get that first deal. Make sure you or your partner has reserves to avoid bad debt and find a good deal. You may offer to be a cash investor with an experienced investor for half the deal.

You will learn a lot doing a deal but be careful.
