Thanks for the input so far. If your using vinyl floors for common areas how do you transition to stairs? Just carpet the stairs as well as the rest of the second story?

What are your opinions on flooring material for rentals? I have been leaning on possibly utilizing the wood looking tile plank, but haven't yet. What are your opinions on flooring for stairways? Is it worth while to replace carpet with a hard surface for stairs? Thanks for the input Justin

Thank you gentlemen for all your input. 

Kellum, Ideally a perfect home for me to flip would be in the Conejo Valley (Thousand Oaks/Westlake/Agoura/Newbury Park) area. This would allow me to be near the house, and put me in an area which I am familiar with the micro economy, and neighborhoods.  I would be willing to go up to one million, including purchase plus rehab.

Have any of you partnered with a "bird dogger" or wholesaler before? If so what was the outcome? As far as networking, I know I need to build up a local team. I have used a few agents in the past locally for my personal homes, but unfortunately non of them have been big on undervalued or distressed properties.

Sounds like a need for a first deal. I would never assume a seller would do appropriate fixes, especially if permits are not pulled. If bank is willing to finance,i would ask for a reduced selling price and have it done the right way. Good luck!

Hello Bigger Pockets. I am a relatively new investor who has spent most of my efforts in out of state buy and hold investments. I am now looking at possibly flipping a house in my own neck of the woods.  I currently reside in the Newbury Park, Thousand Oaks area within Ventura County, CA. I feel like I know this area well, and I have a few great local resources such as contractors, etc.

What I am looking for is advice on obtaining a home UNDER market value. Due to the increased housing costs associated with CA, I must be super vigilant during the search process. I feel that my local market can still support flips, but there is just a much smaller margin than in years past. Does anyone have ideas on getting pocket listings prior to MLS, Ventura County Auctions or Sheriff sales?

If anyone has some advice, or willingness to meet up please let me know. Im looking forward to hearing various opinions.

Thank you all for your help! I'm going to be going with North Indianapolis, and grand rapids. I feel those are both strong emerging economies with affordable houses. Thank you all again!
