Hello David. I have experience with operating residential assisted living facilities (RAL's). The concept of managing them out of single family homes has been around for a while. A few things to keep in mind, 

    1) Each state, city, county can be very different from each other with regard to RAL requirements. 

    2) I personally have never seen a traditional single family home renovated to the extent to accommodate 16 residents, but of course it is possible. At that size, it's generally a good idea to acquire a facility dedicated for this use, but the numbers and opportunity dictate this.

There are niche areas of real estate that might satisfy that requirement. For example, medical real estate in opportunity zones (i.e. Hospice, Personal Care Homes, Assisted Living Facilities). But, the stringent requirement of being in a particular type of area will restrict you significantly. Of course, you are searching across the country so that might not be as difficult for you as I am imagining.

I am sure I won't be the first to say, but you have a good problem to have! I will second what @Tommy Adeoye has stated regarding residential assisted living facilities. You could even consider private lending?

Similar to what Ryan is saying, we have been exploring the idea of adding private investors (i.e. 1031 exchangers) to our expanding assisted living operation. I have little experience with "passive" investments, since we are extremely hands-on with our company. I hear a lot about storage units, but I feel at some point individuals will think, how much "stuff" do they really need?

You couldn't be more correct, Adrian. Many individuals underestimate the amount of involvement this type of investment requires. Do you operate only out of Arizona? I'm not familiar with residential assisted living facility requirements compared to Georgia. I'd love to chat.

That's a shame that insurance premiums hiked so much. Just a few questions: 

  • - How significant was the increase in insurance?
  • - Which company gave the quote? 
  • - Did they shop around? 
  • - Are you still interested in learning more about residential assisted livings?

Seems like it could have potential, but the biggest risk would be getting a loan. In a hypothetical where the house is empty, but completely up to code and ready for residents, I think it may work - especially if you are able to find a great manager/operator to run it for you. It would likely depend on state regulations that may dictate whether an owner/operator could live under the same roof as residents ( a casita or guest house may solve that issue). This way may let the owner get a residential loan on the property as their primary residence. Anyone have thoughts on this option?

Yes, this is possible. Believe it or not, some residential assisted living facilities are still zoned residential. I am not sure which state you are in, but I can share what has worked for us in Georgia.

Hello Wendy! Sure you can. As long as the numbers make sense for the operator, which it likely would since there would be a significant increase in revenue for the operator.
