I'd love to chat with you on the Valdosta area. I have some friends and family who've spent time down there. Allegedly, it's the "gateway" to Florida. What is the population growth and future prospects looking like? @Jeff Tumbarello

You couldn't be more correct! We have a facility in Georgia that was converted for this use. Lots of options for rezoning, if needed, to better accommodate expansion plans for the tenant. If the tenant is happy, then so am I. @Renee Harris

@Jon Mizuno I am not familiar with how RAL's / PCH's are mandated in Hawaii, but either myself or my one of my colleagues can do some digging to see how Hawaii differs from other areas we've dealt with. For our facilities, we are very involved, but we also are passive investors with other similarly related ventures. Given the type of business this is (caring for an at risk population), you are going to want to make sure two things: 

1) If you have decided to be solely an investor, you are better off going larger due to economies of scale. Same concept of buying a single family home that can house 1 family compared to a quadplex that can house 4 families. That way, you are able to afford quality staff and administrator(s) with less turnover.

2)  I couldn't see myself ever being "truly" hands-off given our experience in the past with staff and other colleagues of ours who tried to run this type of business out of state. Just some things to consider. You can PM me if you would like to learn more information on what we do and perhaps how you can avoid some costly mistakes.
