that looks EXACTLY what one did for me. Inadequate vent ,,,yes. BUT huge factor was tub faucet broke and RAN huge stream of HOT water from the water heater constantly,,,24/7. The hot water steamed walls and ceiling and was perfect environ for mold growth,,,,and tenant didnt say a word.

Mostly because they had 15 people staying in a 1 bedroom SMALL house,,,running a hotel of sorts. THAT wont happen to me again. But plumbing does break. I tore all sheetrock out because expert says its behind and inside rock. I got deathy sick from walking in this bath for 5 minutes at the time. Bleached walls,,,wore resperator,,,tore out rock, and wore out floor,,,presto,I can stand to be there long periods without getting sick at all.

Guess I can tell bad mold in a heartbeat,,,if I can smell it in a house it makes me instantly sick for months for a 5 minute quick walk thru.

Those mold spores are in there, believe me. Tear out rock, cement board for tub shower surround,,,,buy 4 bye 4 'white' ageless subway tile for like 11 cents @ for about 500 tile. Easy to learn basic tile laying.

Tile or paint walls over new mold free drywall or my new fav product, dens shield ,,,much better that mold free rock even.

On vent fan heard BEST install ever,,,you mount it high as possible on side wall not exterior wall,,, close to shower head as possible,,,vent it "down" the wall thru the floor if crawl space or basement,,,then out outside wall like a dryer vent thru rim joist. Venting thru soffit or roof causes too much condense to run down and cause more probs and causes more attic probs. Soffit vents suck moisture back into attic to mold with or ruin sheathing,,,roof vents leak. Running down causes less warm air condense and makes pushing wet air easier. Another tip is to put a timer on vent switch,,,so it doesnt run every time light comes on, vent stays cleaner, lasts longer, and runs less ONLY when needed and shuts itself off. (lose less house heat needlessly also.) If rock has to go do it right and use a big enough vent.

that sounds like a hook and pull only. Make sure who is taking skirting off,,,airing tires,,,hauling blocks,,,leveling ,,,and never heard of mover hooking up utilities. Wouldnt think they would want liability of doing that. Especially gas and electric. Also need building permit here for setting up, locate etc. As well as putting skirting back on and double checking level.

Around here there used to be several movers,,,now none.

brings up question I have.

How do you cover or keep dust and debris out during renovation since its winter out and furnace is working its hardest??? Especially soon we will be drywall sanding, yikes its dirty in there.

Just put furnace and heat in so in theory its all new and clean,,,or was.

exactly why I 'prefer' one and 2 bedroom rentals. Max occupancy of 3 in a 2 bedroom,,,less damage that way and usually younger or small kids that dont tear too much stuff up.

One bedroom is for couple or single person,,,maybe with a very small infant.

I also buy used cabinets. Usually have to take them out yourself as homeowner has low skills. Least I dont take them out like the flip shows,,,with a sledge hammer. Those shows could sell most cabinets if they are box cabinets. Most of them I replace are 'peach crate' cabinets,,built in place from old peach crates.

My reno will get a set of repops finished pretty dark. IF I dont like the looks I will paint them to lighten up. I find older cabinets have better wood than particle board loaded new ones. If I didnt do used I would go unfinished from Mennards. They are solid oak fronts anyway.

Used ones are usually 3 to 500 bucks here and last set was huge. When I get all my cabinets in I will still have about half left over for and laundry garage storage. Box cabinets can be used in any configuration by changing where they screw together, where built in place has set layout which never works.

All home improvement stores have price for typical layout on a per running foot basis

Now have to figure out how to saw, buy and install granite

I would do a double look and make darn sure it cant be put back on somehow. Hammer it straight, use bigger bolts,,weld broken iron,,,even if it doesnt 'look' right, long as it works,,,replace when she leaves,,,,she 'knows' what happened. Worst case is you replace with new and it happens again. Appliances are made too light for sure tho these days....

I thought I liked Corian also. Till I saw a display at a Home Depot the other day. Somebody obviously cut something on the display counter and put huge long cuts deeply into counter.

If supposed smart store people can do that it doesnt have a hope or a prayer to standing up to tenant abuse. I was SCHOCKED at how big and deep the cuts were and how vulnerable Corian really is.

to heat or not to heat,,,that is the question.

just wondering if anyone has put heat mats etc under bath and kitchen ceramic tile. How long does it last? Any problems? one brand better than others?or worse?.

It can get down to 20 below here, granted its inside but cold still radiates in on the floors. Throw rugs work also but defeats the til aspect other than its their rugs,,,and subject to there cleaning.

I have heard people love it,,but they may have been homeowners. Dont think operating cost is much,,or is it?

Going to be at the cant turn back stage of doing or not in next day or two so need a quickee opinion.

If it was owner occupied within 6 months they will get a note in mail on mail forwarded. If they plain skipped...good luck.

County Assessor and tax sites by address work best here. IF its a rental especially,, as you then have current name and address. If they have listed land line you can match name and address. If they just have cell service, they say you can get info for small sum of money,,,I have never done that.

Neighbors can be helpful if they were neighborly. Most arent these days. Worth asking tho.

Skip tracers can find them sometimes,,,depends on what your willing to invest.

good luck,,after that if your good with maps and legals you can search county records yourself,,,or hire an abstracter. Dont forget to gather middle initials and check for divorce or child support proceedings also as well as recorded mortgages.(and liens)
