I am new top investing and have been looking at some properties however I am really not sure what I can afford.

Is it a good idea to try to get pre-approved for a mortgage before I find a property or wait til I find the property I want to but then try to finance it?

I'm looking at a 3 unit property with a price of $135, 000.

Annual Gross Expense: $6800
Annual Gross Income: $22000
Total Monthly rent: $1500

Does this look like a good deal?

What other things do I need to ask the owner?

Does anyone have an example of an Offer Sheet that they would be willing to send me? What do I need to include in it?

Any help would be appreciated.

Hello,

I am new to real estate investing and am planning to focus on buying and renting properties.

I have been reading all I can about real estate investing but still have not made a real estate purchase. (Except for the home I live in)

I'm glad I found this site and plan to learn as much as I can, especially how to find and make that first deal. :lol:
