I’ve been wholesaling since 19 and Ididn’t come from a family of wealth, so the capital I do Have os from the wholesaling and a recent flip I finally Closed on. My questions for BP is how do you find partners that will come In with you on a deal? Like what do the verbiage look like? Again, I am a wholesaler so it’s easy for me to run numbers correctly while also making a good profit. I would Love to start new builds but because I dont Have experience a lot of lenders are saying some one has to be brung in on my llc and I dont Know anyone. If you want to partner with me I’d love that so that we can make money together. Or even if it’s me tagging along your current projects. I just Want to be able to make it out here as an investor.

I’m Kita, I’ve been wholesaling since 19, although it’s an amazing way to get quick cash I love to get my feet wet and do different things. Recently I finished A fix and flip and made a good profit. I would Love to meet NEW partners/investors to go in on a deal together AND continue to build my portfolio. I’ll definitely love to start developing and putting more affordable homes out in the world to help families. I’m a mom of 3 just doing my best to be successful. New friends are needed LOL.

Investment Info:
Single-family residence fix & flip investment.
Purchase price: $115,000
Cash invested: $10,000
Sale price: $212,000
First flip gone RIGHT! Make sure your numbers are ALWAYs right and you have some meat on the bone to mess with. Hard money covered the entire project.
What made you interested in investing in this type of deal?
It was going to be a wholesale deal but I decided to become a buyer on this one.
How did you find this deal and how did you negotiate it?
Contractor recommended to me
How did you finance this deal?
Hard money loan
How did you add value to the deal?
Making it more modern
What was the outcome?
Successful fix and flip
Lessons learned? Challenges?
Always count for extra cost, only challenges were just unexpected things coming up such as mold in the attic , broken furnace, and updating a panel.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
Longhorn Investments; overall good process
