2 questions -

1) Why did you make this selection for market sale date?

2) Why did you exclude trusts?

Thanks!

How does the seller's ownership stake impact the buyer's profit ("room to make it a profitable deal")? Thanks!

ARV:

I believe ARV is $120 - 128K.

$128000 ARV
minus 30% (for return)
----------------

What does the "minus 30% (for return) mean? Thanks!

"I would bump of the equity percentage to probably 60% and the years of residency to 7+ unless you're looking to get more homes added to your list. Your options are all good as well; I'd stick with those."

What will the difference be when you make these changes? How are the sellers different from the previous criteria? How will conversations be more/less motivated etc. based off sellers from one criteria vs. the other? Thanks!

Hey guys why does the equity value matter? Kind of confused about this section in list source criteria. How does a certain % ownership change a seller's considerations insofar as whether they want to sell their property or not? Thanks!

Thanks a lot @Johnny Kang. Pretty new to the forums so don't know how to pm yet, but yeah if you could please explain the formula that'd be helpful. This looks like an excel function, but what is the actual mathematical equation? I'm assuming FV is future value (not firm value right?) but no, I don't know what type is. Appreciate you man
