@Sinil Kim I was faced with this recently. I did some long neglected maintenance on the house then sent a letter 30 days before lease with old owner expired. I explained reminded them of recent repairs and plans for future repairs. They moved out but I was able to get new tenant in pretty quick at the higher rate.

@Caleb Heimsoth I'm not sure what you major is, but if it is something that will land you a paying job while you build your real estate business, it wasn't a good idea. You lost money for past semesters and have no guarantee in RE. Education can do more that land a job. The process helps you build life skills as well. My advice is to change your major if needed, but go back and finish.

Good morning! Anyone from the Houston/Galveston area have recommendation for flooring stores/products for SFR? Thinking of laminate for now in the bedroom and living areas and ceramic the for kitchen/bath.

@Rijm D.but it shouldn't cost you anything until you use it. I think a HELOC is perfect for a BRRR. when you refinance you pay it back and start again.

@Grayson Gist I often go with the contractor who is both reasonably priced and has upstanding character (as far as I can tell). Sounds like this guy understandably rubbed you the wrong way. I would go with someone else but wouldn't confront him. You will just fall into his enemy category. In a case like this I just don't call them back. If they reach out to me I politely thank them for their time but that I have hired another company. No details.
