I used PIP Group,

https://pipgroup.com/ to do the tax lien and tax deed for me.  They provide full service and of course, you paid service fee.

Thanks @Russell Brazil, since it is townhouse, someone can argue that pests can be coming from neighbors.  To proof who brought in the pest is tough.

Our previous tenants left a house full of Cockroaches, we spent 2 months to fully clean it up.  The property is townhouse sharing walls with neighbors, now neighbor said they also have cockroaches.

The pest control company said that Cockroaches are in-door ones, brought by residents. The previous tenants are very mess, trashes are not taken out daily. Since we can not control how a person live, just to prevent this happening again, can we write in the contract to ask tenants to keep the place clean and if any bugs/cockroaches, tenants will be responsible to clean them?  Can we write such clauses in the contract, the property is in CA.

I have bad experience with Charles Lee as well. He is unable to find me a loan to purchase 4 houses in SC and he should return me the EMD($4000) and the un-used appraisal fee($900) for total of $4900. He is the whole seller, but he authorized the closing attorney to give my EMD to the home owner without my consent. He also said that $900 deposit to his account that he will return to me asap. It has been a month now. I am working with the SC attorney now to get my money back.

Hi Cemone,  you don't need to go too far to find deals.  Pittsburg/Bay Point area is closer, there is Bart station there too.  I helped one of my investor brought a duplex there for $300-400K, he is renting out to Section 8 tenants for total of $3800/month.  That is very good cash flow in Bay Area.

Thanks. @Ben Kubic & @Jody Sims, I am thinking of North West area near 78 and Hollywood Road NW.  There are a lot of trees, hard to see through the global map.  Are these area decent for appreciation and quality tenants?
