Hi BP,

I have a house in Hueytown, AL.  With the big storm and wing, I want to cut two trees in the front, and trim other 3 trees in the back yard.  Normally what is the cost to cut a tree in that area?  Do you know anyone there to refer to me?

Welcome Brooke, you don't need to go too far, near where you live, Pittsburg and Antioch have some good multi-unit houses that give you decent return compare to other cities in Bay Area.  Outside of CA, 

I like Birmingham, Al and Cleveland OH.

@Susie Chhuor, you can buy outside SF but with Bart or Caltran to SF.  I recently help a client get a duplex in Pittsburg under $300K.  Today, we are in contract for 4-plex in Concord around $650K.   There are many multi-family homes in the Bay area that can bring you positive cash flow with 20%-25% down payment.  If you don't want to pay mortgage insurance, you need 20% down payment for owner occupancy.  For investment, most lenders require you to have 25% down payment.

Housing market is really hot in Fremont, North San Jose area.  Townhouses listed for $740K with more than 12 offers, 6 of the offers over $800K with no contingency.

Hi Sir, I am confused. Your LTV from 74% down to 54% means the value your house increased, how can your property tax lower if the value increased?

Hi BP,

I have a self-direct solo 401K that I have been buying houses with cash.  With limited funds, I can only buy-hold very limited houses.  I have been calling a lot of lenders asking for non-recurse loans and no one is willing to do that for me.  Besides seller-financing and hard money lenders (too costly), does anyone know a decent non-recurse lenders?

For SF South Bay Area, Apple, Google and Facebook all have expansion, expect to add over 30,000 job within next 3 years.  I saw many talent people relocate here from China, India and other states in the US.  Demand are huge.  Many buyers are sitting at the sideline waiting for the housing market to calm down.  I have 10 buyers ready to buy within next 3-6 months in South Bay Area.

I am a real estate broker in Bay Area.  I invested out of state for cash flow myself.  But if you want only in Bay Area, you will get a little bit of cash flow (with 25% down) for Multi-units in Pittsburg, Hayward, San Leandro and even Martinez, CA.
