I've heard good and bad about Vacasa and Evolve, not much on Turnkey VR.

@Heather Carrow are you looking for active management or passive for STRs? Bigger pockets doesnt have a dedicated STR podcast but its good if you are new and looking to find your niche.

For #6, this depends on what your local county classifies at STR. In Florida, <6 is STR while most states/counties count <1 as STR

Depends on the management company. Can range from 10%-30%. Not sure about your goals or location but if you are purchasing its not uncommon to see a 20-30% COC after management

Are you set on having a local property or are you okay with remote? If you're not set on location and just care about cashflow there may be better markets than what you're looking at.

Airbnb may not remit ALL taxes, it is location dependent.  Avalara handles everything the OTA's does not.

Furnishing for a 3BR/2.5 BA will probably be around 10k
