Lancaster city limits short term rentals to only certain zones of the city so definitely look at the city website for that information. Even outside the city, many townships have passed legislation to limit short term rentals.

There are at least three monthly meetups I follow on meetup.com so I would recommend looking there for the schedule. I haven't personally gone yet because they are usually during a week night around 6-7pm but hope to get to one soon!

Hi Jeff,

I currently invest in Lancaster but due to super low inventory, Reading definitely looks like a viable option. Do you have any insight/advice for someone looking to expand into that market?

I feel like i do... I initially planned to invest in Lancaster but was priced out and needed cashflow in the short term...What are your concerns? What type of investment strategy are you interested in? What do you need from your investments? Like any market there strategies that work better than others.

The main concern would be the area in general. Reading has it's reputation but like any area, I'm sure there are more desirable areas than others. I'm not familiar with the area enough to know those intricacies.

My strategy is buy and hold so would be looking for a cash flowing rental and your post definitely sparked my interest in looking closer at the Reading market since I'm only 45 minutes away. I will probably have to spend some time out there to get a better feel for myself but didn't know if there was anything specific that you would recommend. I appreciate your response!

Hi Jennifer! I am also interested in Sheriff sales here in Lancaster so although I don't have all the answers either, I'd love to connect.

We require anyone over 18 to fill out our application and everyone must meet our requirements. I can only imagine what her credit report looks like.

We made the mistake once and allowed a wife to move in with a 500 FICO score. Never again. Good luck.

Thank you very much for your input!

Hello!

I have an applicant who submitted her application through Innago and she does not meet my credit score requirement of 600 (she's at 544). She will be living with her husband and grandson however so my question is, should you require all applicants in the household to meet your standards to accept them or do you accept as long as one of the applicants meets those standards? First time reviewing applicants so your input is appreciated, thank you!
