@Alex Filipe Hey Alex, I know I’m late to the party but as you can see there’s not a whole lot of Baldwin county investors here on bigger pockets. My advice to you would be to listen to the BiggerPockets episode 414. He really gives some solid advice as to new development and the potential it has for massive success. Hope this helps! I firmly believe slumlords are a huge reason why people hate landlords.

I went to buy a mobile home from a woman who wanted to sell from inside a park. It’s owned by two “very wealthy” investors who own several parks in the area. When I asked about her terms she explained they’re charging her the maximum amount of interest, on top of a 15% of the full payment as a one time title fee for transfer of title. I ended up not being able to purchase the home because in the lease it states they’re not allowed to sell to anyone else other than the park if sold.

People take advantage of others who lack the knowledge, or find themselves in hard times in order to make money. It’s a very sad reality.

1. Buy and hold mobile home rentals and flips, currently going through the remodel stages of my first deal. Expecting to have it done and sold by the end of the month as well as moving my second deal into the park this weekend. All of the profits made from this sector of investing I am planning to aim towards buy and hold single family and multi family properties with the BRRRR strategy.

2. Been researching and trying to find the best course of action to start for a year, but took action at the beginning of February 2020.

3. Biggest lessons so far are that people in general are extremely unreliable, and it is hard to find like minded people. On a more positive note though one of the biggest lessons I’ve learned is that staying positive, and keeping momentum is critical to success. Many obstacles have come my way in the last month that we’re not seen ahead of time and it would’ve been very easy to just count my losses and give up. Keeping a positive outlook and mindset will no doubt effect your entire business as well as your life for the better.

I related heavily to your Bro post earlier. I know a few "RE investors" from the Army that fit your Bro description perfectly. That is why i am doing my due diligence to avoid fitting inside that criteria. I'm hoping to work with a local investor to expand my knowledge as much as possible before buying my first deal. I figured birddogging wouldn't be a bad start to gain some first hand experience. You've given me a new way of looking at it.

I did. Other than building terminators, I got myself to be purty good at lead generation the RIGHT way.

Now I am quite the recognized authority on that exact skill.

Birddogging is a dying thing man. Sooner than later the world WILL catch up with me and see that SEO is the way to go. That PPC and FBads, is what gets you results reliably and on demand.

Hey daniel, I saw your post and noticed you are located in Baldwin county. I’m curious if you are an active real estate investor in the area or if you are out of area investing? There’s not many people I know of that also invest in this area on BP.

I’m looking at possibly birddogging for a experienced investor. My primary job involves me driving all over my county and I find myself constantly on the look out for distressed properties and possible off market deals. I would like to work for someone to help them find deals that meet there criteria and make cold calls in return for experienced advice and help getting started with my own investing.

My question is, how to I make myself more marketable for this? I’ve read several books, spent hours watching podcasts, and turned my long drives into a mobile real estate investing university.

What qualities do you look for when making this type of hire?
